Lot Grading

Any changes to the landscaping of a lot have the potential to impact the drainage of surface water of adjacent properties.  Even very slight changes may result in the accumulation of water on neighbouring yards and sidewalks.  Additions of retaining walls, raised flower beds, and even trees and shrubs may impact the overall drainage plan for your neighbourhood.  Residents must be aware that any modifications of rough or final grading require a Lot Grading Review and Certification.

Lot Grading Certification is required for documenting that grading of a development site is in conformance with the approved grading plan.  An Application Form for Lot Grading Review can be submitted for review at either the rough (clay) or final (sod) grading stage, as documented by a surveyed proof of grading plan.

Following review, if the grading is found satisfactory a Lot Grading Certificate will be issued. Where the grading is not found satisfactory you will be advised that the grading is “not in accordance”, and you will need to make the required adjustments and reapply.

There are ranges of acceptable design tolerances for different surface conditions:

  • Clay:  100 - 200 mm below final grade
  • Topsoil (black dirt):  Up to 100 mm below final grade
  • Finish Landscaping (sod, concrete):  100 mm below or above grade.

Please see the Engineering section of the website for additional information.
